Terms and conditions

For bookings from October 2024 onwards, a tourist tax may be applied at the time of Check-in, as imposed by the local government, of €2 per person, per night and up to a maximum of 7 consecutive nights for non-residents and those with age 12 or over.

ACCOMMODATION

Check-in: from 15:00.

Collection of keys at reception for Check-in from 15:00 to 18:00.

Collection of keys from the reception safe for Check-in after 18:00.

For Check-in after 18:00 it is necessary to request Self Check-in to obtain the necessary information.

Check-out: until 12:00. The key can be left at the door of the house or handed over to reception and payment for consumption at the Hobbit Bar/Grocery Store can be made at reception (if applicable).

Reception Hours: 09:00 – 18:00

Breakfast: Do-it-yourself breakfast. Breakfast ingredients are placed in the house upon arrival and fresh bread is delivered to the door every morning from 08:30.

We ask that you please inform us if you have any intolerance or food preferences. Any change or replacement needed during your stay must be requested at reception between 09:00 and 12:00.

Cleaning: The house is cleaned and towels are replaced whenever requested at reception from 9:00 to 18:00.

Laundry: We have a laundry service (fees apply). Take your clothes to reception from 09:00 to 18:00 and confirm the total amount to be paid beforehand.

Grocery Store: Record consumption on the grocery sheet given at Check-in and make payment at Check-out. Opening hours: any time of day (if closed, use the key in the safe near the entrance with code 1904).

Hobbit Bar: Record consumption on the Hobbit Bar sheet given at Check-in and make payment at Check-out. Opening hours: any time of day (if closed, use the key in the safe near the entrance with code 1904).

Swimming Pool: Do not use glass utensils in and around the pool. Opening hours: any time of the day.

Gardens: Agricultural products from organic gardens may be harvested freely and consciously.

Animals: Do not feed animals. They are fed a specific diet daily for each species and individual.

Firewood: A welcome basket of firewood is provided. In case of replacement, a fee of €5 per basket applies, which must be requested at reception between 09:00 and 18:00.

Payment

Payment at the time of booking. To confirm the reservation, the total amount of the stay will be debited from the credit/debit card entered (prepayment/deposit). In case of payment processing failure, the reservation will be void.

Cancellation & No-Show

Cancellation free of charge until 30 days before arrival. The total price of the reservation will be charged if canceled in the 30 days before arrival.

The total price of the reservation will be charged on a no-show.

Date Change

Free date change up to 30 days before arrival. The full price of the reservation will be charged if canceled within 30 days of arrival.

Conditions for children and extra beds

Children of any age are allowed.

The standard number of guests and the maximum number of cots, sofa beds or single beds depends on the house chosen (check the house information – https://casasdalevada.com/en/accommodations/villas/).

Extra fees ​​are per person/child and will be applied regardless of whether or not a cot, sofa bed or single bed is used.

Extra fees (applicable if the standard number of guests in the house is exceeded):

0 – 1 year: €15 per child/per night

2 – 11 years: €35 per child/per night

12 and over: €55 per person/per night

Other conditions

Smoking is not permitted in the interior areas of the property.

Pets are not allowed.

E-Commerce

The purchase of products in E-Commerce from Casas da Levada, Turismo Rural, Lda. is subject to the following terms and conditions:

A) All alcoholic products available for sale in the online store can only be purchased by people who are of legal age to do so in their country of residence.

B) All prices and other information presented in the online store may be changed without prior notice and are always subject to existing stock.

C) Under current Portuguese legislation, Casas da Levada, Turismo Rural, Lda. are obliged to add the value of VAT to the legal rates for all products. All prices include VAT.

D) Orders for Mainland Portugal and Islands, as well as orders for Europe, are delivered by contracted transport companies. For other destinations, please contact us.

E) All orders placed through the online store will only be processed after payment.

F) All products must be checked and analyzed by the customer immediately upon delivery. If any damage to the product is detected, the customer must return it to the transport company and duly justify the reason for the return on the delivery note and immediately notify Casas da Levada, Turismo Rural, Lda., which will quickly resolve the situation.

G) Casas da Levada, Turismo Rural, Lda., recognizes all its customers the right to terminate the contracts they sign with it, allowing them to return products purchased under Decree-Law no. 143/2001 and Decree-Law 82/2008 of 20/05.

H) Casas da Levada, Turismo Rural, Lda., reserves the right to cancel orders that result in incorrect values due to computer errors, returning the amounts paid immediately to the buyers.

I) Transportation Cost
The amount to be charged depends on the location of delivery, in Mainland Portugal, Islands or other international destination and the weight of the merchandise in question.

J) The total value of expenses relating to the transportation of goods is charged to the customer.
